Commercial Roof Coating in Salt Lake City, UT
Silicone roof coating restoration on a low-slope commercial building, sealing all seams and penetrations to prevent leaks.
The Challenge / Problem
Active leaks through failing seams on an aging TPO membrane. The building owner wanted a cost-effective solution without a full tear-off.
Project Highlights
- ✓Pressure washed and prepped the existing TPO membrane
- ✓Reinforced all seams, flashings, and curb details
- ✓Applied a reflective silicone coating to reduce energy costs
- ✓50-year material warranty
Scope of Work & Execution
The Commercial Roofing Challenge
- An aging 12,000 sq ft TPO roof was experiencing leaks around HVAC curbs and perimeter seams.
- A full tear-off would have disrupted the business operations below and cost three times more.
- Ponding water in low areas was accelerating the degradation of the TPO membrane.
Our Restoration Process
- Power washed the roof surface to remove all dirt, grease, and loose debris.
- Primed the TPO membrane to ensure optimal adhesion of the silicone coating.
- Embedded polyester mesh in a heavy coat of silicone over all seams, flashings, and penetrations.
- Applied a seamless, monolithic topcoat of high-solids white silicone across the entire roof.
Energy & Financial Benefits
- Eliminated all leaks and ponding water issues with a 100% waterproof silicone barrier.
- The bright white reflective coating reduced roof surface temperatures by 50°F, lowering cooling costs.
- The project qualified for a 15-year leak-free warranty and was fully tax-deductible in the first year.
