Why do chimney leaks happen?

Most chimney leaks come from failed or poorly installed step flashing and counterflashing, cracked mortar joints, damaged chimney caps, or sealant failure around metal chases. Water follows the path of least resistance—often right where the roof meets the chimney. We trace the source and fix the right detail.

What is step flashing and counterflashing?

Step flashing is the L-shaped metal pieces that run up the chimney where shingles meet the masonry. Counterflashing is the metal (or sometimes mortar-embedded) layer that covers the top of the step flashing and keeps water from getting behind it. Both must be installed correctly and kept in good condition to prevent leaks.

Do I need masonry repair or just flashing?

It depends. If the flashing is loose, missing, or rusted, flashing repair may be enough. If mortar is cracked or brick is spalling, water can get behind the flashing and masonry repair (brick pointing) may be needed too. We inspect both and recommend the right combination of repairs.

Can you fix chimney leaks in winter?

We can often do temporary sealing or tarping in winter to stop active leaks. Full flashing or masonry work is easier when the roof is dry and not frozen. For urgent water entry, we offer emergency roof repair; for planned work, we schedule when conditions are safe for a lasting fix.
