Roof Restoration & Repairs
Extend service life with the right fix—not guesswork.
Restore, repair, or replace?
The best value comes from choosing the right path for your roof’s condition. We’ll inspect the system and recommend: targeted repairs, maintenance, coatings/restoration (when appropriate), or full replacement.
What roof restoration typically includes
Roof restoration in Utah isn’t a one-size-fits-all product—it’s a set of repairs and protective steps based on the roof type, the leak paths, and the condition of the deck and flashing.
- Leak troubleshooting and targeted repairs
- Flashing corrections at walls, chimneys, and penetrations
- Ventilation and moisture-related improvements when needed
- Coating/restoration options for certain flat/commercial systems
Not sure where to start? Book a roof inspection and we’ll outline the best path forward.
Roof Restoration & Repairs FAQ
What is roof restoration?
Roof restoration is a set of repairs and protective measures that extend the life of your roof without full replacement. It can include leak repairs, flashing corrections, ventilation fixes, and for some flat or commercial roofs, coatings that add a waterproof layer. We recommend restoration when the deck and main system are sound but need targeted fixes and protection.
Restoration vs. repair vs. replacement—how do I choose?
Repair fixes a specific problem (e.g., one leak). Restoration addresses multiple issues and may add coatings or system improvements. Replacement is when the roof is too far gone for repair or restoration to be cost-effective. We inspect and outline the options with clear scope and pricing so you can decide.
Can any roof be restored?
Not every roof is a candidate. Shingle roofs are typically repaired or replaced; restoration coatings are usually for certain flat and commercial systems (TPO, EPDM, modified bitumen) when the membrane is still in good shape. We will tell you honestly if restoration makes sense or if replacement is the better value.
How much does roof restoration cost in Utah?
Cost depends on roof size, type, and scope. Targeted repairs might run a few hundred to a few thousand dollars. Full restoration with coatings on a commercial roof can run $3–$6 per square foot or more. We provide free estimates so you know the cost before committing.
How does Roof Maxx work?
Roof Maxx is a third-party treatment applied to asphalt shingles to help restore flexibility and extend roof life. We do not install Roof Maxx. We offer roof restoration and repair—including leak fixes, flashing corrections, and coatings for certain flat and commercial systems—and can advise whether repair, restoration, or replacement is the best option for your roof.
