Roof Waterproofing in Utah

Leak prevention, flashing improvements, and roof repair options.

Common waterproofing approaches

Waterproofing is not a single product—it is a combination of details that work together to keep water out of your building. The right approach depends on your roof type, where the problems are, and whether you are dealing with an active leak or planning preventative work.

  • Targeted roof leak repairs and flashing corrections
  • Underlayment and ice & water protection upgrades (during replacement)
  • Drainage improvements to reduce pooling and backup
  • Coatings for certain commercial/flat roof systems when appropriate

If you have an active leak, start with roof repair. For commercial systems, see flat roofing and roof coatings.

Flat roof waterproofing

Waterproofing methods by roof type

Shingle roofs (residential)

Waterproofing on shingle roofs means proper underlayment, ice and water shield at eaves and valleys, correct flashing at every wall, chimney, and vent penetration, and sealed pipe boots. These details are installed during roof installation or addressed during repairs.

Flat & commercial roofs

Flat roofs rely on membranes (TPO, EPDM, modified bitumen) for waterproofing. Proper seam welding, drainage slope, and perimeter flashing are critical. Roof coatings can add a waterproof layer when the membrane is aging but still structurally sound. See TPO roofing for more.

Metal roofs

Standing seam metal roofs are inherently water-shedding, but leaks can still occur at panel transitions, ridge caps, and penetration points. Exposed-fastener panels need periodic fastener and washer replacement to maintain waterproofing. See metal roofing.

Emergency waterproofing

For active leaks during storms, tarps and emergency sealing can stop water entry until permanent repairs are possible. Our emergency roof repair team responds quickly to secure your roof.

Roof Waterproofing FAQ

What is roof waterproofing?

Roof waterproofing is a set of details and materials that prevent water from entering the building through the roof system. It includes proper underlayment, ice and water shield at eaves and valleys, flashing at every transition and penetration, sealed fasteners, and drainage management. For flat roofs, it also includes membrane integrity and coating systems.

How much does roof waterproofing cost in Utah?

Cost depends on the scope. Targeted flashing repairs and sealant work may run $300–$1,500. Underlayment upgrades during a roof replacement are built into the project cost. Flat roof coatings for waterproofing typically run $3–$6 per square foot. We provide free estimates based on what your roof actually needs.

Can you waterproof a flat roof?

Yes. Flat roofs are waterproofed through proper membrane installation (TPO, EPDM, or modified bitumen), correct drainage slopes, sealed seams, and sometimes protective coatings. If the existing membrane is in good shape, a coating can extend its life. If not, replacement is the better investment.

What causes most roof leaks in Utah?

Failed flashing is the most common cause. Water enters at transitions—where the roof meets a wall, chimney, vent, or valley. Ice dams from freeze-thaw cycles, cracked vent boots, worn sealants, and lifted shingles are also common. Proper waterproofing details at these points prevent the majority of leaks.
